The project involved retrofitting a vacant office warehouse building and leasing to local food and beverage operators on the ground floor as well as fitness training studio on Level 1. The asset has a 7 year weighted average lease expiry and is now owned by Allvey Property Group and the Hutchinson Family. The building neighbours The Fortitude Music Hall, developed by Scott Hutchinson and operated by Live Nation.

702 Ann Street was an existing food and beverage tenanted property bought by Portal Developments (Terrence Hutchinson and Rick Bird) in 2017. Over time, the buildings tenancy profile was improved and the weighted average lease expiry was increased from 2 years to 7 years. The building is now owned by Allvey Property Group and the Hutchinson family. Fronting bustling Ann Street, this mixed use building complements the area with a range of bars and restaurants. It also neighbours Bakery Lane.
